How the premium is worked out

New York County (Manhattan) and Suffolk County (the Hamptons) are both in TIRSA's Zone 2. The first $35,000 of insurance costs $382 for an owner's policy and $327 for a loan policy; each further $1,000, or part of $1,000, adds the rate for its band. Worked examples

Good to know

  • Co-ops have no title insurance. You buy shares, not real property; a lien search stands in, and cash to buy counts that instead.
  • The rates are mandatory, but not the whole bill. TIRSA's members must charge the filed premiums, and an insurer may file its own rates with DFS instead. Endorsements, searches and recording charges are added on top, so ask for an itemised title bill.
  • The buyer usually pays for both policies in a New York purchase; your contract and attorney confirm it.
