What the discount really costs

Relationship pricing at the major banks

For clients who keep, or could move, assets with a large bank.

Big banks often discount your mortgage rate if you bring them deposits or investments. The question is never just the discount: it's what the same money would earn elsewhere while it sits there.

In plain language

For each bank we explain what the offer is, who qualifies, what you must move or keep there and for how long, and what happens if you move it out afterwards.

The real trade-off

A 0.5-point discount on a $3 million loan saves about $15,000 a year. If earning it means moving $2 million from an account earning one point more elsewhere, it costs $20,000 a year. The financing screen counts both.

Private banks

Bank of America, Citi and the private banks run comparable relationship and private-client programmes, including interest-only and jumbo lending for high-net-worth clients. They appear beside independent lenders and brokers on the same total-cost basis.
