From residency to partner

Physician mortgages

For doctors, residents and fellows; some lenders include dentists, veterinarians and other clinicians.

Physician loans let you buy with little or nothing down, no mortgage insurance and student debt treated generously, often on a signed contract before your first day. They usually cost a little more in rate.

A career, not a snapshot

We model the timeline from residency to attending to partner: student loans, the income jump, and the likely move in three to five years. A loan that suits a fellow in Manhattan may be the wrong one for an attending who expects to relocate.

When conventional wins

With 20% down and strong income, a conventional or jumbo loan often costs less over your holding period. The studio shows the crossover point in dollars, not adjectives.

Who counts as eligible

It varies by lender: dentists and veterinarians are often included; pharmacists, nurse anesthetists, nurse practitioners and physician assistants sometimes are. Your profile filters to the lenders that will say yes.

Beyond medicine

The same pattern extends to other professions with special programmes, and to first-time buyer and state housing agency programmes. They are added to the same lens as we verify them.
